At SketchMyApp LLC ("we," "us," or "our"), we are committed to protecting your privacy. This Privacy Policy explains how we collect, use, store, and protect your personal information when you use the PropScout mobile application ("PropScout" or "the App"). By using PropScout, you consent to the practices described in this policy.

Information We Collect

Account Information

When you create an account, we collect:

  • Email address
  • Name
  • Date of account creation
  • Authentication credentials (securely hashed)
  • Firebase user ID

Location Data

To provide location-based property search, we collect:

  • Precise Location (GPS): When you grant location permission, we use your GPS coordinates to find nearby properties and provide location-aware search results
  • Coarse Location (IP-based): As a fallback when GPS is unavailable, we use your IP address to determine your approximate geographic area for property search

Important: Location data is used solely to power property search and is not stored permanently. You can revoke location permissions at any time through your device settings.

Property Search & Usage Data

When you use the App, we collect:

  • Search queries and natural language property searches
  • Saved properties and watchlist entries
  • Investment analysis parameters you input (budget, target ROI, etc.)
  • Search history and browsing patterns within the App

Subscription Information

If you subscribe to PropScout Pro or Elite, payment processing is handled entirely by Apple through the App Store. We receive confirmation of your subscription status but never have access to your payment card details, billing address, or other financial information.

Usage Analytics

We collect anonymized usage data to improve the app:

  • Features used and frequency
  • App crashes and error reports
  • Session duration
  • Device type and operating system version

This data is aggregated and anonymized—it cannot be used to identify you personally.

How We Use Your Information

To Provide Property Search & Analysis

  • Process natural language search queries using AI
  • Return relevant property listings from integrated data sources
  • Calculate investment metrics (ROI, cap rate, cash flow projections)
  • Provide location-based property recommendations

To Personalize Your Experience

  • Maintain your saved properties watchlist
  • Display market insights relevant to your areas of interest
  • Track your portfolio and investment analysis history

To Improve PropScout

  • Analyze usage patterns to enhance features
  • Fix bugs and improve stability
  • Develop new features based on user needs

Third-Party Services

PropScout integrates with the following third-party services to provide its functionality:

  • Firebase (Google): Authentication, data storage (Firestore), and analytics. Subject to Google's privacy policy.
  • Zillow API (via RapidAPI): Real estate listing data. Property search queries are sent to Zillow to retrieve listing information. No personal user data is shared with Zillow.
  • OpenAI API: Natural language search processing. Your search queries are sent to OpenAI for parsing into structured search parameters. No personal identifying information is included in these requests.
  • IP Geolocation Service: Used as a fallback to determine your approximate location when GPS is unavailable. Only your IP address is used.
  • Apple App Store: Subscription and payment processing.

Data Storage and Security

Your data is stored securely using Firebase, a Google Cloud service with industry-leading security practices. We implement:

  • Encryption in transit (TLS/SSL) and at rest
  • Secure authentication with Firebase Auth
  • Regular security audits and updates
  • Access controls limiting data access to essential personnel only

Information Sharing

We do not sell, rent, or trade your personal information. We may share data only in these limited circumstances:

  • Service Providers: Firebase (data storage), Apple (payments), Zillow/RapidAPI (property data), OpenAI (search parsing) - bound by strict data protection agreements
  • Legal Requirements: If required by law, court order, or government request
  • Safety: To protect the rights, safety, or property of our users or the public

Your Rights

You have the right to:

  • Access: Request a copy of your personal data
  • Correct: Update inaccurate information in your profile
  • Delete: Request deletion of your account and associated data
  • Export: Receive your data in a portable format

Data Retention

We retain your personal data for as long as your account is active. If you delete your account, we will remove your personal data within 30 days, except where retention is required by law or for legitimate business purposes (e.g., fraud prevention).

Children's Privacy

PropScout is not intended for children under 13. We do not knowingly collect personal information from children under 13. If we become aware that we have collected such information, we will delete it promptly.

Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of significant changes through the app or via email. Your continued use of PropScout after changes constitutes acceptance of the updated policy.
